American Eagle Housing Privatization Projects Sold to HP Communities LLC

The sale of privatized military housing projects at four Air Force bases (Hanscom, Little Rock, Moody and Patrick AFBs) and assumption of operations and management of the projects was announced November 4th by the new owners, HP Communities LLC. The sale consolidates into a single deal the housing privatization projects at the four bases, and allows construction to restart at all locations.

The project also conveys 524 military family units at Patrick AFB for privatization. The new project will include a total of 2,619 end state units, 456 of which will be newly constructed and 1,846 of which will be renovated. The project owner will maintain 317 units "as is."

Deputy Assistant Secretary of the Air Force for Installations, Ms. Kathleen Ferguson, is pleased the projects have restarted. She said, "Getting these projects back on track has been of utmost importance to the Air Force and will improve the quality of life for our Airmen at these four installations. Resolution of the four American Eagle projects has been a difficult task and has taken almost two years of work between all the parties involved."

HP Communities LLC (a limited liability company owned by Hunt Development Group, LP, Ltd. of El Paso, Texas and Pinnacle AMS Development Company, LLC of Seattle, Wash.) will provide development, remodeling, operations, maintenance and property management services for those homes that are currently privatized at each of the bases.

With its 60-year history, Hunt has built more military family housing in the U.S. than any other company and has a significant percentage of the Air Force's privatization portfolio. Hunt also has a significant percentage of the Air Force's privatization portfolio, managing 14 projects at 18 Air Force installations with almost 16,000 units. Pinnacle manages more than 25,000 privatized homes at 20 different military installations nationwide, including 9 Air Force projects at 16 bases with almost 12,000 units. Hunt and Pinnacle are teamed at 11 Air Force and Army projects.

The Air Force housing privatization program is an important tool for meeting the goal of eliminating inadequate Air Force housing and providing safe, quality and affordable homes to Airmen and their families.
